Step 1: Developing High-Level Requirements - That old adage of champagne taste and a beer budget is often true. This is the moment to have that reality check. At this point, the renovation size, style and level of finish are some of the key variables to help understand costs and other info.
Step 2: Pre-qualifying for Financing - You may not require financing, but if you do, this is the point where you need to have an honest discussion with a lender and determine the cost range of the renovation and how much down payment you can comfortably contribute.
Step 3: Finding & Selecting a Builder – There are a lot of good builders in the Tampa Bay area. The goal is to find a builder that is the right match for you and your renovation.
Step 4: Designing Your Renovation – It’s time to go from high-level requirements to the renovation plans and specifications.
Step 5: Financing – If you need financing, you’re already pre-qualified, so this step will involve formalizing your loan.
Step 6: Selecting Your Finishes – Now the fun starts. It’s time to select your finishes, such as appliances, flooring, cabinets, fixtures and much more.
Step 7: Obtaining Architectural Review Approval – In many historical and other areas, a review is required to make sure the renovation design meets the neighborhood's requirements.
Step 8: Permitting Your Home – Once the plans are fully developed, they are submitted to the permitting office for review and approvals.
Step 9: Constructing Your Renovation – Finally…it’s time to renovate your home. You may be temporarily relocating or if you are staying, this is where the temporary changes are made to make you comfortable during construction.
Step 10: Preparing For & Moving into Your Home – You’re finally ready to move in to your renovated dream home. This last step in the journey makes it a smooth transition.
