We understand that making the decision to build a new home or renovate your existing home is a major financial commitment. Constuction to Permanent financing is similar to existing home loans. It simplifies the process by allowing you to do a single closing for your lot purchase and home construction, which significantly reduces closing and other financing expenses. You should speak with each of the lenders about their products, but they do require the homeowner to provide 10-30% of the combined lot and construction cost at closing. During construction, the loan is an interest only loan, but modifies to a 15-year, 30-year or other type when the home is completed. Many of the lenders do allow you to lock your permanent loan interest rate during construction.
